Upgrading the builder’s tile in a new Timnath home

Timnath is almost all new construction – Wildwing, Timnath Ranch, Serratoga Falls, and the newer neighborhoods going in around them. New homes are wonderful, but builder-grade tile is installed fast and to a price point: basic showers, plain backsplashes, and substrates and waterproofing we’d never cut corners on. How to tell a builder shower is failing

Here is the thing about a town where every house is new: the shower in it is almost certainly the original one the builder put in, and builder showers tend to announce themselves somewhere between year five and year ten. Timnath is right in that window now. If you are seeing any of this, the shower is telling you something:

  • Cracked grout at the inside corners or anywhere the wall changes direction. Those joints should never have been filled with grout in the first place – they move, and grout does not.
  • A hollow sound when you tap the tile. That is tile that is no longer bonded to what is behind it.
  • Grout at the bottom course that never really dries, or that has gone darker than the rest.
  • A musty smell that cleaning does not fix.
  • Loose or shifting floor tile, or water appearing on the far side of the wall or the ceiling below.
  • Efflorescence Periodic white miteral deposits on the surface of your grout could just be a sign of hard water deposits (normal – no issue), or consistent deposits may be indicative of a deeper underlying issue such as blocked or non-existent weep path.

What is usually behind it is not mysterious. Tile and grout are not waterproof – they never were. In a lot of production construction the tile went over water-resistant drywall with no bonded waterproofing membrane at all, so the only thing standing between the water and the framing was a cementitious grout joint. Add a shower pan without a proper pre-slope, so water sits instead of draining, and a niche cut in without a waterproofing detail, and the failure is a matter of when.

We fix it at the substrate, not at the surface. That means a bonded waterproofing membrane behind the tile, a pan with correct pre-slope and drainage, flexible sealant rather than grout everywhere the plane changes, and SpectraLOCK epoxy grout that will not stain or need sealing.
